Service Agreement

1. Polk County By Owner, Inc is an advertising service. We represent neither the buyer or the seller, and are not affiliated with any real estate agencies or brokers.
2. We assist the “For Sale By Owner” process by providing internet exposure to buyers and sellers in the Polk County area and around the world! We are not realtors, and except for the initial fee/renewals, we do not receive any additional compensation from buyers or sellers.
3. Our standard package fee is $175 for a duration of six months, or until the property is sold, taken off the market, or listed with a real estate agent or broker, whichever comes first.
4. After this initial time period, your service can be extended for another three months for $25. See what's included in your listing for more information.
5. Service is for one property. Since all our cost is incurred at the beginning of a listing, service fees are non-refundable and non-transferable.
6. The property seller is responsible for the accuracy of their listing. If we find that information is incorrect, we will give the seller an opportunity to update their listing. If this is not done, the property will be removed from our site.
7. The Yard Sign, Frame and Riders are the property of Polk County By Owner, and are rented at the time of service. Damaged or missing signs will result in a $100 charge to the property seller.
8. You agree to hang a "SOLD" rider (provided to you by Polk County By Owner) on the Polk County By Owner Yard Sign after closing.
9. You agree to call, 863-967-7787, or email us at info@polkcountybyowner.com and let us know that we can remove the yard sign and pick up the additional sign materials (ie. directional signs, riders, etc.). Also let us know where we can pickup the additional sign materieals, (sign materials will be placed on the front porch).
10. To change your listing to SOLD, please login to your account and follow the instructions. It is your responsibility to keep your information accurate and up-to-date.
11. Username and Password: if you forget your username or password, please email us at info@polkcountybyowner.com so we can reset your account.
12. Property owner agrees to mark a safe location for the Yard Sign to be installed, and takes responsibility for any damage to underground utilities, sprinkler pipes or hidden objects. Call your local utility company to mark underground utilities. Polk County By Owner shall not be held responsible for any injuries that may occur with this sign.
13. Most signs will be placed within 5 days.
14. Since our costs are incurred upfront, there are no refunds.
15. Properties listed with real estate agencies or brokers cannot list on the Polk County By Owner website. Any property that is found to be listed with a real estate agent or broker will be removed from the site and have all signs removed from their property.
16. Polk County By Owner shall not be held responsible for any accidents or injuries, that may occur to the Buyer or Seller during the selling or showing of a property.
