Determine your selling price. 
Go online to http://www.polkpa.org/ to get information on homes in your area that have sold recently.  Visit www.zillow.com also to get an idea of what your home would be worth.  You can hire an appraiser to appraise your home for a nominal fee.  You can also access Realtors' websites to determine what homes are selling for.

Get your property ready to show.
Make sure your home is not cluttered.  Things that we live with day to day may not be things that potential buyers want to see.  Put everything away.  If you have too much furniture, it may be a wise idea to put some things away in storage.  Repair minor items, such as leaking faucets or broken windows.  Put a coat of paint on walls and doors if needed.  Make sure the yard and exterior of the home is tidy- this is the first thing that potential buyers will be seeing on their first drive-by.

Fill out the contract, make copies for the seller, the buyer and the title company, get the earnest check from the buyer, made out to you or your escrow/title company. Call your title company after signing the purchase agreement.  They will provide the list of documents that you will need to close on the property.  They will schedule a time for you to close on your property.  Call them about a week before the closing to make sure they have all the paperwork needed to close.
